Proposed submission to Fairer Future 2

Dear Sir/Madam -

I object to the proposal, in Fairer Future Stage 2, to rezone yet another block of our suburb rezoned to medium density development. This is the block bounded by Durham St, Durham Lane, Hercules St and Beach Rd, which is proposed to be rezoned to 4-6 storey housing.

I object to this because:

  • Dulwich Hill is already being earmarked for a significant increase in density - when Fairer Future Stage 1 was released it was reported that Dulwich Hill would have 4,245 additional homes - a 60% increase in our suburb’s dwelling numbers.

  • The rezoning of the entire block seems extremely unnecessary, when there’s the opportunity with careful planning to contain this rezoning to Loftus St.

  • It is inconsistent with Council’s resolution from last year to only investigate Loftus St as part of Fairer Future 2.

  • We remain concerned about the lack of open space and other infrastructure to support the rezonings in Fairer Future 1, let alone this additional block in Fairer Future 2. It was previously noted that, as part of Fairer Future 1, each new Dulwich Hill resident would receive additional open space equivalent to just an average carpet tile (63cm by 63cm) despite the suburb having a known open space deficit.

  • There are many fine Federation and historic character homes in this block, which are worthy of retention

  • Our village is performing well, and is lively and vibrant, and there is no obvious need to densify the area around it for vitality reasons.

  • I also more broadly am concerned about the extraordinary level of rezonings across the Inner West for Fairer Future 2, which doesn’t seem to be based on any clear basis, and without the necessary supporting infrastructure. I am particularly concerned that more than 500 heritage properties will be removed.
